Home surveys are carried out by Chartered Surveyors and provide a condition report on a property you are looking to buy (or sell) – they are like a ‘health check’ for buildings.
There are 3 different types of RICS Home survey: Level 1, Level 2 (with or without valuation) and Level 3.
A Level 1 survey is intended for properties of conventional construction, that are relatively modern and appear to be in good condition. This provides a basic overview of the property and does not include a valuation.
A Level 2 survey is a more extensive survey for a property of conventional construction and appearing to be in reasonable condition. This is the most common survey undertook. All main elements of the property are inspected and reported on, including the roof space. The report includes a clear ‘traffic light’ ratings summary of the condition. Advice is given on repairs and ongoing maintenance, and if necessary, issues that should be investigated further.
A Level 3 survey is more appropriate for properties that are older, ‘run-down’, of non-conventional construction or those that may have been altered extensively. This includes a thorough inspection and detailed report, providing further advice on remedial measures available, future maintenance and potential problems caused by hidden flaws. The services in the property (gas, electric, etc) are not tested in any of the Home surveys, although we will make an inspection of the visible elements and make a general comment on any obvious issues. Further specialist advice will always be recommended.
